Buying a first property can prove to be both frightening and exhilarating at the same time.  There is the feeling of huge relief once it is realised that sufficient finance is available to apply for a mortgage, but this feeling is likely to be swiftly followed by absolute terror, once the seriousness of the financial obligations have set in.

Survey

One of the most effective ways to confirm the stability of the chosen home is to employ the services of a good local surveyor. Some properties may look absolutely stunning from the outside, possess a beautiful interior décor and really appear to be a dream home. A survey will show whether these decorations are covering any signs of subsidence, damp or any other structural problems. The survey will also be able to confirm that building regulations have been met. If any of these problems are revealed after the purchase has been completed it could prove expensive to remedy them and it could be costly to get the right type of house insurance, so spending a little bit more on a detailed examination could prove cheaper in the long run than just relying on the mortgage valuation survey.

Solicitors

Employing the services of a solicitor is a vital component of buying a house. He or she will be able to check all the Land Registry details, check all rights of way and ensure that everything about the new home is above board. The last thing anyone wants is to discover that there is an ancient right of way at the back of the garden, which may result in strangers having access to the property. The solicitors will also be required for the transfer of funds from the buyer to the seller and set the contract exchange and completion dates.

Budget

Most first time buyers are working within the confines of a tight budget and will want to save money, wherever possible. There are a few items of furniture that should be bought new, these include sofas; a quality set of leather corner sofas will enhance any living room and prove durable for long-term seating needs. Most refurbished and modern houses will already have a fitted kitchen, but if appliances are required try and buy new ovens and fridges. There are many websites that offer free or cheap goods pre-used and these might prove very cost effective; for example, for chests of drawers, wardrobes or other furnishings.

Deals

If the vendor has smoke alarms, burglar alarms and other domestic accessories, he or she should be asked if they are going to be left in the house. The same rule applies to the garden; never assume that the beautiful flowers and plants that were in the garden on the viewing days will still be there when it comes to moving in. There are quite a few horror stories about vendors removing light bulbs and most of the plants from the garden, so the buyer has to spend yet more money replacing these. Alternatively, it is a good idea to ask the vendor if certain other fixtures and fittings are to be included in the sale price; these include both curtains and carpets.
